New or refurbished houses design

One of the areas that need more attention is the private sector where often some vital design details are not treated as they should.

Most often, when someone wants to renovate an old house or build one of their dreams, they don’t bother to hire a professional building services design consultancy.

Why would somebody spend a fortune for professional help for brickworks, windows, roofs, materials? And, when it comes to residential heating design or water, for example, they trust the plumber or gas engineer to size the pipes, radiators, water pipes and even worse, the boiler.

This work should be done by qualified design engineers who possess the knowledge and experience to do it correctly.

New multi-flat and converted buildings

Our company has experience dealing with structures which might contain up to 60 flats.

There are many ways to design multi-flat buildings, depending on how big or high they are.

  • A three-storey high, six flat building, might have independent combi-boilers, MVHR units for ventilation and cooling with the multi-split units.

  • A six-storey building with twenty flats: might have boiled for heating and hot water, VRF/VRV units for cooling and MVHR units for ventilation.

  • A six-storey building with 60 flats might work with central heating and HIU (heating interface units) in each flat, MVHR for ventilation and refrigerant-based cooling where required.

Shell and Core

Think of the shell and core as the completed outer framework of a building. It is the concrete and metal frame of a weather-proofed space. From the outside, the building looks complete, but inside the building’s services have yet to be installed. Inside is a blank space with endless fit out possibilities, which are completed by your design and build partner before the building can be occupied.

 

Cat A Fit-Out

Cat A fit-out refers to a primary landlord fit-out. This kind of fit-out includes, for example, the installation of the building’s mechanical and electrical services – such as lighting sockets and air conditioning ducts. Installing the building’s toilets raised access floors, suspended ceilings and primary fire detection systems, and finishes to the internal walls, reception areas and lift lobbies. In a Category space, then, you would see a shiny raised floor, painted perimeter walls, and a grid ceiling with fitted lights. In other words, the Category A fit-out is the blank canvas.

Building services for this category of fit-out should be very flexible so the future tenant will be able to configure his space easily. At this moment all services are present in the area. Connections and final positions will follow in the next category.

 

Cat B Fit-Out

Cat B fit-out is when your blank canvas comes to life. At this moment is the one when you and your chosen fit-out partner collaborate to create the style of your new office.
